In Minami-Aoyama, building age, brand, land rights, views and management condition can materially affect value, making a single station-wide average inadequate for valuation. Buyers should inspect title information, management and reserve fees, long-term repair plans, seismic standards, tenancy status and property taxes for the individual unit.
