Retail and commercial property around Shibakoen should not be evaluated solely from station passenger numbers. In fiscal 2024, Shibakoen Station averaged 13,895 boardings and 14,128 alightings per day, but major destination-driven facilities such as Zojoji, Tokyo Tower, hotels, Minato City Hall and offices create very different pedestrian flows from street to street. Shibadaimon and Daimon tend to have stronger office-worker and dining demand, while the Tokyo Tower and Zojoji side has a greater tourism and weekend component. Commercial tenants should verify ground-floor visibility, signage rules, permitted operating hours, exhaust and plumbing capacity, restaurant-use restrictions, fire-safety equipment and loading access. Foot traffic in office districts can change dramatically between weekdays and weekends, so candidate sites should be observed on weekday daytime, weekday evening and weekends. Advertised rents are asking terms rather than confirmed contracted rents and should be assessed together with negotiated conditions.
