Retail conditions differ substantially across Tamachi Station. On the Mita side, station-front buildings and street or lower-floor units around Dai-ichi Keihin and the Keio-Nakadori area support many restaurants serving students and office workers. On the Shibaura side, commercial units inside large mixed-use properties such as msb Tamachi also serve the growing residential population. Site value cannot be assessed only by walking time from the station: pedestrian flow, visibility, basement versus ground or upper floor, weekday patterns and time of day all matter. Restaurants must additionally confirm exhaust, drainage, heavy-cooking permissions, operating hours, signage, fire regulations and permitted uses.
