Housing conditions differ markedly on the two sides of Tamachi Station. In Shibaura, redevelopment and waterfront residential construction have produced many tower condominiums, canal-side walking spaces and comparatively modern blocks. Shibaura 3- and 4-chome contain numerous family-oriented apartments with access to supermarkets, parks, childcare and schools. Mita has a more complex mixture of offices, universities, temples, shops and mid- to high-rise apartment buildings, together with older streets and significant slopes farther west. Housing selection should therefore consider more than the advertised station-walking time. Rail lines, Dai-ichi Keihin, major roads, canals, offices and late-opening restaurants can all affect the living environment. Shibaura properties warrant careful disaster-hazard checks, while Mita properties may require closer attention to gradients and road conditions. Homes within the same ten-minute station radius can offer very different daily environments.
