Hamamatsucho was historically dominated by offices, but redevelopment has increasingly added high-rise housing. The Hamamatsucho 1-chome redevelopment created a 37-story high-rise component, while mixed-use development in 2-chome is also adding residential functions. The completion of WORLD TOWER RESIDENCE was announced in March 2025 as part of the wider World Trade Center project. Minato City's September 1, 2026 statistics show 2,235 residents in Hamamatsucho 1-chome and 701 in 2-chome, confirming a meaningful residential population despite the area's business character. Housing conditions differ significantly between properties along Dai-Ichi Keihin, station-front towers and the waterfront side. Buyers and tenants should examine rail and road noise, views, sunlight, active construction and building management. Because of the waterfront setting, liquefaction, storm-surge and flood exposure should also be checked by exact address. Backup power and emergency elevator procedures are particularly relevant in high-rise residences.
