From a commercial-property perspective, Sengakuji is in a period of major transition. FY2024 Toei statistics record 209,882 average daily passenger movements on the Asakusa Line at Sengakuji, but substantial Keikyu interchange and through traffic means that figure cannot be treated as storefront pedestrian volume. Historically, demand centered on office workers and residents along Route 15 together with temple visitors. The opening of Takanawa Gateway's retail and office facilities is now shifting pedestrian flows eastward, while Sengakuji Station itself is being expanded with wider platforms, a larger concourse and strengthened entrances. Site selection should therefore include separate weekday lunchtime, evening, weekend and event-day observations. Restaurants need checks of exhaust, drainage, electricity and fire requirements, while retail and service users should examine visibility, signage, floor level and permitted use.
