Housing conditions around Shinagawa differ sharply between east and west. Behind the hotels and large facilities on the Takanawa side, Takanawa 3-chome contains a mix of low- and mid-rise homes, condominiums and temples along hilly streets. The Konan side is more strongly shaped by redevelopment, with high-rise offices and residential towers combined with broad roads, pedestrian decks and canals. Minato City's historical materials confirm that Konan developed on reclaimed land and experienced substantial construction of high-rise offices and housing from the 1990s onward. Both sides can legitimately be described as being within walking distance of Shinagawa Station, yet noise, gradients, views, shopping routes and disaster considerations are different. Buyers and renters should therefore evaluate not only the advertised walking time, but also which side of the station the property is on, its elevation, surrounding land uses and the actual route used in daily life.
