As of September 11, 2026, the most significant ongoing change around Gaiemmae is the Jingu Gaien District Type 1 Urban Redevelopment Project. Minato City's published information describes a project area of approximately 17.5 hectares extending across Kasumigaokamachi in Shinjuku and Kita-Aoyama 1-2 chome in Minato. Plans include renewal of Meiji Jingu Stadium and Chichibunomiya Rugby Stadium together with offices, retail, accommodation, cultural-exchange facilities, green space and pedestrian infrastructure. Minato City identifies preservation of the view from the ginkgo avenue toward the Meiji Memorial Picture Gallery and development of barrier-free pedestrian space among the project's objectives. The project organization announced approval and public notice of the rights-conversion plan in December 2025, while 2026 releases have addressed studies concerning possible ginkgo transplantation and measures to improve tree health. Separately, a major renovation of the Minato City Aoyama Iki-iki Plaza had originally been targeted to begin in September 2026, but the city reported in June that an unsuccessful construction tender prevented the planned start and that the schedule would be revised.
