Nearest station: Gaiemmae

Residential property around Gaiemmae should not be valued solely on the basis of a Kita-Aoyama or Minami-Aoyama address. Even within the same station catchment, building age, floor area, floor level, views, management quality, seismic standard, land rights and road conditions can create substantial differences. Japan's Ministry of Land, Infrastructure, Transport and Tourism provides actual real-estate transaction prices and official land-price information through its Real Estate Information Library, making comparable completed transactions useful for valuation. Current asking prices should not be treated as equivalent to achieved sale prices. Long-term neighborhood changes, including the Jingu Gaien redevelopment, may also be relevant, but they do not justify a definite prediction that prices will rise or fall. Before buying, purchasers should review management fees, reserve-fund contributions, the long-term repair plan, building rules, seismic performance, title and land rights, and nearby development plans, with different priorities depending on whether the purchase is for occupation or investment.
