Housing conditions in Nogizaka change substantially according to direction and street. Along Gaien-Higashi-dori and toward Roppongi, mid- and high-rise condominiums, offices and commercial buildings are prominent. Moving into Akasaka 8-chome or the Minami-Aoyama side reveals quieter residential streets and some lower-rise buildings. The housing stock includes both older condominiums and newer luxury residences, so the Nogizaka address alone says little about a building's quality. Buyers of existing condominiums should check whether the structure predates or follows the 1981 seismic standard, any seismic retrofitting, management-association finances, repair reserves, long-term repair plans, elevators and water systems. Slopes, road traffic, orientation and adjacent buildings can also materially affect noise, sunlight and views. Visiting at different times, including evenings and weekends, helps reveal the actual residential environment.
